As a result of these incident the HSE (Health and Safety Executive) introduced Regulation 36 of the Gas Safety Regulations, making it a legal requirement for Gas appliances to be safety checked at least annually and records of those checks to be kept.

What is a CP12 Gas Safety Certificate?
When it comes to gas safety, landlords need to be clued up. Don’t panic – we’re not asking you to fix a boiler! You simply need to make sure you have a valid gas safety certificate for each of your rented properties.
